Many times, you can call a property owner and they can be having a bad day and not let you show it. The next point is that you must ride with your buyer; you are only 50% effective if people are following you.
You’re going to lose a sale someday; you’ll be driving down the street and they’ll be following, you turn right and they’ll go left. You’ll want to chase them. You cannot chase them.
