A STAGING GUIDE TO LIGHTING DESIGN You’re preparing a home to list – but did you overlook a key factor? In staging consultations, we find lighting to be one of the more overlooked items and, yet, one of the easiest things to remedy when it comes to preparing a home for sale. Homeowners are often immune to their own spaces but a dark and dim house can make for a horrible first impression. In a land of overwhelming options, we offer you here our simplified version of lighting design, including basic tips to help you brighten and energize a home before it hits the market. CONDUCT A LIGHTING INSPECTION: Open the curtains and blinds to get a solid look at each room. Ask yourself how much light the space is naturally getting and if it needs more. It can also be helpful to assess each space at various times of the day. Check back during morning, afternoon and night. If necessary, layer in multiple light sources for a soft, yet, effective style. SEEK OUT MINOR UPDATES: Outdated lighting fixtures can be quit the turn-off for buyers. In fact, it’s one of the most suggested replaceable item we encounter in our consults. Replacing outdated fixtures changes the entire context of a space. Don’t underestimate the power of a fresh style! Ask the homeowner to replace any fixture that you think is dated or have them cap fixtures that are out of place. For example, we find dining room fixtures to be notoriously off centered and it may be easier to just cap them off. Install the brightest light bulbs you safely can. More lumens can temper a bulb from giving off a yellow tint to a space. DEFINE YOUR CURB APPEAL: We all know curb appeal is everything for potential buyers. To best showcase the home for both daytime and twilight showings, find opportunities to create a well-lit environment. Highlight the architecture with zoned lighting. For longer walk ways and driveways, landscape lighting helps both in safety and aesthetics.
